The successful buyer will be required to sign the purchase agreement and deposit 10% as earnest money in the form of personal, business or cashier check immediately following the sale. Closing will be on or before February 1, 2019. The cost of title insurance and escrow closing will be divided equally between buyer and seller. Landlord’s possession will be given at closing with full possession March 1, 2019. The sale is not contingent upon Buyer financing. All preliminary financial arrangements must be made prior to the sale.

SALE METHOD:
The land is divided into five tracts. Bidding will be made on a per acre basis. The total acres as determined by the County Assessor will be multiplied by the per acre price to determine the total sale price. Although the acres will be used for the bidding process, it is the legal description that is being sold. Any recess or breaks will be at the discretion of the auctioneer.
Tracts 1, 2 & 3 will stand on their own. After Tracts 4 & 5 have been offered separately, they will be offered together for a minimum increase of $75 per acre. If the minimum bid for the combined tracts is received, the bidding will continue. We will not be going back to individual bids on Tracts 4 & 5. The individual buyers are encouraged to get together and combine bids to compete with the combination buyer(s).
Absentee or phone bidding will be allowed if prior approval has been granted by the selling agent.
