AUCTION INFORMATION:  Auction will be held on Tuesday, December 3, 2019 starting at 1:00 pm at the Ella Missing Center, 411 6th Street, Arapahoe, Nebraska.

TRACT #1

  • LOCATION:  Property is located 2.5 miles west from Highway 6 and 34 and Highway 283 intersection to 724 Road. The one half mile north on the west side.
  • LEGAL:  The East Half of the Northwest Quarter (E2NW4) of Section 17 and part of the Southeast Quarter of the Southwest Quarter (SE4SW4) lying south of the Frenchman Cambridge Irrigation Canal in Section 8, Township 4 North, Range 23 West of the 6th PM in Furnas County, Nebraska.
  • ACRES:  110 +/- Acres (Estimated from County Assessor. Survey acres may be more or less.)
  • SOILS:  The land is primarily Cozad, Hall and Hord silt loam.
  • 2018 REAL ESTATE TAXES:  $5,506.34 (Estimated)
  • BASE ACRES (Combined with Tract #2. Split to be determined by FSA.):  Corn: 64.9 acres with a PLC yield of 167 bushels   Soybeans: 43.6 acres with a PLC yield of 69 bushels

  • LEGAL:  The West Half of the Southeast Quarter (W2SE4) of Section 8 and a tract in the Southeast Quarter of the Southwest Quarter (SE4SW4) lying north and south of Frenchman Cambridge Irrigation Canal and a tract in the Northwest Quarter of the Northeast Quarter (NW4NE4) of Section 17, Township 4 North, Range 23 West of the 6th PM in Furnas County, Nebraska.
  • ACRES:  72.5 +/- Acres (Estimated from County Assessor. Survey acres may be more or less.)
  • SOILS:  The land is primarily Coly-Uly silt loam, Hobbs silt loam channeled and Hobbs-McCook silt loam.
  • 2018 REAL ESTATE TAXES:  $808.26 (Estimated)

  • LEGAL:  The Southeast Quarter (SE4), East Half of the Southwest Quarter (E2SW4),  Southwest Quarter of the Northeast Quarter (SW4NE4) and the Southeast Quarter of the Northwest Quarter (SE4NW4) of Section 14, Township 2 North, Range 24 West of the 6th PM in Furnas County, Nebraska.
  • ACRES:  320 +/- Acres (From County Assessor)
  • SOILS:  The land is primarily Holdrege silt loam, Coly silt loam, Coly-Uly silt loam and Holdrege-Coly silt loam.
  • 2018 REAL ESTATE TAXES:  $6,117.64
  • BASE ACRES:  Wheat: 95.33 acres with a PLC yield of 52 bushels   Corn: 75.26 acres with a PLC yield of 97 bushels   Grain Sorghum: 55.21 acres with a PLC yield of 82 bushels
  • CONSERVATION RESERVE PROGRAM:  There are 23.12 acres in the Conservation Reserve Program until September 30, 2021. The annual contract payment is $1,133.
  • POSSESSION:  Full possession is being offered at closing, subject to existing tenant’s lease possession, with the exception of the 110 acres of growing wheat. The tenant’s possession ends as soon as the wheat is harvested in the summer of 2020. The buyer will receive the seller’s portion of the cash rent that is due April 1, 2020.

TERMS AND POSSESSION:

The successful buyer will be required to sign the purchase agreement and deposit 10% as earnest money in the form of personal, business or cashier’s check immediately following the auction.  Closing will be on January 10, 2020.  The cost of title insurance and escrow closing will be divided equally between buyer and seller. The sale is not contingent upon Buyer financing. All preliminary financial arrangements must be made prior to the sale.

The Buyer acknowledges that he/she has made a personal inspection of the property and understands the land is being sold on an “AS IS” condition.  The sellers are not aware of any noxious weeds but cannot guarantee this. No warranty or guarantee is expressed or implied by the Seller or agents of UFARM Real Estate.

A survey will be provided for Tracts 1 and 2. The legal description is being sold on Tract 3. There is no guarantee to the number of acres on Tract 3 by UFARM nor the sellers. All maps are for illustration purposes only.

SALE METHOD:

The land will be offered in three individual tracts. Bidding will be made on a per acre basis. The acres of each tract  will be multiplied by the acre amount bid to arrive at the total sale price. If survey is not completed by sale date on Tract 1 and 2, final sale price will be adjusted, based on surveyed acres,  at closing.  Any recess or breaks will be at the discretion of the auctioneer. No absentee bidding is allowed unless previously approved.
